Job Description
Zcubed Property Limited is seeking to appoint a highly skilled and experienced Property Developer to lead and support the strategic development and delivery of residential and commercial property schemes across the North East. This is a pivotal role for the business as it seeks to expand its footprint in the UK construction and lettings market through bespoke development projects, strategic site acquisitions, and dynamic partnerships with construction firms and estate agents.
The successful candidate will bring international expertise, a proven track record in managing complex developments from inception through to completion, and deep insight into emerging markets, sustainable construction practices, and tenant-driven design principles.
As a Property Developer, you will play a central role in identifying development opportunities, coordinating with key stakeholders (including local authorities, contractors, architects, surveyors, and agents), and managing the financial viability, planning, and execution of projects aligned with Zcubed Property Limited’s long-term growth objectives.

Key Responsibilities
•⁠ ⁠Identify and appraise residential and mixed-use development opportunities in line with company growth strategy.
•⁠ ⁠Conduct feasibility studies, risk assessments, and market analysis to determine commercial viability.
•⁠ ⁠Lead negotiations for land acquisitions and development agreements, including heads of terms and legal due diligence.
•⁠ ⁠Oversee planning applications, ensuring timely submissions and alignment with local planning policies and sustainability regulations.
•⁠ ⁠Liaise with architects, planners, engineers, surveyors, and construction partners to ensure developments are designed and delivered to specification, on time and on budget.
•⁠ ⁠Prepare and monitor development appraisals, financial models, cash flow forecasts, and funding strategies.
•⁠ ⁠Engage with letting agents and sales professionals to optimise marketing strategies and end-user satisfaction.
•⁠ ⁠Ensure compliance with UK building regulations, health and safety legislation, and corporate social responsibility standards.
•⁠ ⁠Monitor construction progress and manage site visits to ensure quality control and problem resolution.
•⁠ ⁠Report on project performance and risk management to company directors and funding stakeholders.

Skills & Experience Required
•⁠ ⁠Degree (or equivalent) in Property Development, Real Estate, Construction Management, Urban Planning, or a related discipline.
•⁠ ⁠Minimum 5 years’ international experience in property development, including direct involvement in full project lifecycle delivery.
•⁠ ⁠Proven experience working with UK planning frameworks and property laws, including understanding of RICS standards and local planning authority protocols.
•⁠ ⁠Strong commercial acumen, with the ability to conduct cost analysis, secure development finance, and manage budgets effectively.
•⁠ ⁠Excellent stakeholder engagement skills, including experience working with local authorities, architects, contractors, legal teams, and marketing professionals.
•⁠ ⁠Deep knowledge of sustainable development practices, smart building technologies, and modern methods of construction (MMC).
•⁠ ⁠Exceptional written and verbal communication skills, including the ability to prepare investment reports and present proposals to internal and external stakeholders.
•⁠ ⁠A proactive, solution-driven approach with the ability to manage multiple projects under pressure and to strict deadlines.
